Wait at least 6 months before pressure-washing a newly built deck in Metro Vancouver, and for cedar decks, waiting a full year is even better. Fresh lumber needs time to weather and stabilize before aggressive cleaning.
Why the waiting period matters in Vancouver's climate: New lumber contains mill glaze (a shiny surface from the planing process), natural oils, and moisture that need time to weather out naturally. Pressure-washing too early can damage the wood fibers, drive water deep into the grain, and actually slow the natural weathering process that prepares the wood for staining. In Metro Vancouver's persistent humidity and frequent rain, new wood already gets plenty of moisture exposure — adding high-pressure water immediately after construction can oversaturate the lumber and promote mold growth in the grain.
Cedar decks specifically benefit from extended weathering in our marine climate. Fresh Western Red Cedar has natural oils and tannins that need 8-12 months to leach out naturally through rain exposure. These oils can interfere with stain penetration, so rushing to clean and stain a brand-new cedar deck often results in poor stain adhesion and blotchy coverage. The wood will naturally turn from its fresh honey color to a silver-grey patina during this weathering period — this is normal and actually indicates the wood is ready for cleaning and staining.
Pressure-treated lumber follows similar rules but can typically handle cleaning after 6 months. PT lumber is kiln-dried after treatment but still contains preservative chemicals that need time to stabilize. The wood may also have some surface checking and minor warping during the first season as it adjusts to Vancouver's humidity levels.
When you do pressure-wash, use proper technique for Vancouver conditions: Keep pressure under 1,500 PSI, use a fan tip (not a pencil tip), maintain 12+ inches distance from the surface, and always spray with the grain direction.
