Deck Staining & Finishing

Deck staining and finishing is the single most important maintenance service for wood decks in Metro Vancouver — and also the most frequently neglected. Vancouver's marine climate delivers over 1,200mm of annual rainfall, persistent cloud cover with intermittent intense UV exposure during summer months, and humidity levels that rarely drop below 50% even in the driest weeks of July and August.

Unfinished or poorly maintained wood decking in these conditions degrades rapidly — UV radiation breaks down the lignin that binds wood fibres together, causing the surface to grey and become fuzzy; moisture penetration causes swelling, cupping, and checking; and persistent dampness promotes mould, mildew, and algae growth that discolours the wood and accelerates surface decay.

A quality stain or finish applied on a regular maintenance cycle is the barrier between the wood and these destructive forces.

Deck stains fall into three main categories based on opacity: transparent (clear or lightly tinted, showing full wood grain), semi-transparent (moderate pigment, showing wood grain with colour), and solid (opaque, hiding wood grain entirely like paint). For cedar decks in Metro Vancouver — which represent the majority of the market — semi-transparent penetrating stains are the most popular and effective choice.

They absorb into the wood fibres rather than forming a surface film, which means they wear gradually by fading rather than by peeling, cracking, or flaking. Penetrating stains also allow moisture vapour to escape from the wood, preventing the blistering and peeling that occurs when film-forming finishes trap moisture inside the wood during Vancouver's wet months. Oil-based penetrating stains provide deeper penetration and richer colour but have higher VOC content and longer dry times.

Water-based penetrating stains are lower VOC, faster drying, and easier to clean up, and modern formulations have closed the performance gap with oil-based products significantly.

Surface preparation is the determining factor in stain longevity. Before staining, the deck must be cleaned to remove dirt, mould, mildew, and any remnants of previous finish. Power washing at 1,500 to 2,000 PSI with a fan tip (never a zero-degree tip, which damages wood fibres) removes surface contamination.

A wood brightener containing oxalic acid is applied after washing to neutralize the alkaline residue from cleaning solutions, restore the wood's natural pH, and open the grain to accept stain penetration. The wood must then dry thoroughly — a minimum of 48 hours of dry weather in Metro Vancouver — before stain application. Applying stain to damp wood is the most common cause of premature stain failure in the region.

Two thin coats applied wet-on-wet (the second coat applied before the first has fully dried) provide the best penetration and longest service life.
